Rose Bay LMR

Multi-Residential

Rose Bay LMR is an 18-apartment development on Old South Head Road, recently approved through the NSW Land and Environment Court. The project reflects Mark Shapiro Architects’ experience in navigating Low and Mid-Rise (LMR) apartment development in Rose Bay, balancing new housing opportunities with the character and demands of an established urban setting.

The design responds to Old South Head Road’s mix of apartment buildings, houses and landscaped setbacks with a robust masonry street elevation. Red brickwork and deep balcony recesses give the façade rhythm and depth, while vertical piers break the building into a series of smaller elements. A lighter, recessed upper level reduces its apparent bulk, and planting softens the transition between the building and the street.

Efficient apartment planning is paired with generous private outdoor spaces and landscaped outlooks to support high residential amenity. The result demonstrates MSA’s approach to Rose Bay LMR projects: bringing planning strategy and architectural design together to create considered apartment buildings within a changing neighbourhood.
